All work performed by Totta Hardwoods is warranted to be free of defective materials and workmanship for a period of one (1) year following the completion of work.
The cost of refinishing is dependent on a few factors. Type of wood species (maple takes longer to sand because of its hardness), textured look the customer wants (smooth, hand-scraped, wire brushed), color and finish choice (UV cured finish eliminates the 7-10 day waiting time and permits the customer to allow pets and rugs on the floor same day).
The cost of new floors depends on a couple of variables:
1. Materials: Wood species, grade, width, finish, or prefinished flooring options.

YES! Our entire standard finishing system is GREENGUARD air certified to ensure low chemical emissions. Therefore, it is safe for the home or workspace to remain occupied while the work is being performed.
It's recommended that you properly prepare your subfloor for flooring installation to remove any existing flooring, including carpet, tile, and linoleum.
Yes, we can help with this. We use a reputable family-owned local company and for your convenience we can coordinate both furniture moving on the frontend and backend of your job.
We can remove your old tile or carpet as well as prepare the subfloor for the new flooring. If required, we will schedule a dumpster for the debris removal.
This is mostly preference. There are times we removed the carpet and discovered bad pet stains. In cases like this, it may require a darker stain to hide those stains and create a consistent color floor.
Furniture and appliances can be reset after 48 to 72 hours. Pets and rugs are allowed after 7 days.
In most cases your floor can accept light foot traffic after 3 hours. You should avoid pets until the floor is fully cured (7 days).
All of our standard finishes dry in 3 hours, and are fully cured in 7 days. After the final coat is applied, please follow these guidelines:

If you desire or need full access to your floor the same day, we have a UV upgrade that cures the floors the same day using specially formulated finish and a UV machine.

There can be a slight color variation caused over time. Contributing factors are wood species, finishes, prefinished lot numbers, and light exposure which can lighten or darken the floor over time. For a guaranteed match, we recommend doing all the floors at the same time. We understand this is not always possible. When matching an existing floor, we never guarantee an exact match for the aforementioned reasons. However, we are confident in our ability to achieve your look. If a perfect match is not achievable, we will be upfront with what you can expect.
Recoat - during a recoat, we will lightly abrade the floor before applying a fresh coat of finish. This does not get rid of the color of your floors but removes most shallow scratches and gives your floors a refreshed look.
Refinishing - during a refinish we will sand down your floors to the raw wood (taking off the coating and stain on your hardwood). We can then add a new texture, stain, and lace your existing hardwood flooring into new hardwood before we finish the floors.
Repairs - Repairs can be done with either of the above, however, the damage sustained to your floors will be dependent on whether a recoat or a refinish will have to be done to the repaired area.
Unless a color change is desired, a well-maintained floor may not require a complete sand and finish for 20 years or more. We recommend
recoating your hardwood floors every 3-5 years. A buff and coat will most likely remove surface scratches and increase the durability and longevity of a floor by adding another layer of finish.Yes, over time hardwood flooring may change color. Depending on the species, stain, and finish you choose, the floor may become either darker, lighter, or develop a slight change of tone. Frequent exposure to sunlight is likely to cause your floor to change color more quickly.
Maintenance
A regular floor cleaning routine will not only remove surface allergens that collect on your floor and contribute to itchy eyes, running nose, and sneezing. Deep Cleaning should be performed 2-4 times a year to remove dirt and grime build up creating a healthier environment, adding protection to your finish, and saving money.
Maintenance Coat should be reapplied to avoid costly repairs and complete the sand & refinish process.
Refinish your hardwood floors to repair major damage like deep scratches, gouges, discoloration, and fading. Also, a great opportunity to update the look of your floor.
A standard 3/4 inches thick solid hardwood floor could likely be refinished three (3) to five (5) times during its total lifespan. If you don’t plan on changing the flooring color we recommend a buff and recoat about every 5 years. This will increase the longevity of your floors and eliminate the need for refinishing the floor. If the floor is well maintained we recommend refinishing every 10-20yrs.
We only recommend using approved hardwood floor cleaners. Any other cleaning product, including bleach, could damage your hardwood floor finish or cause discoloration. Bleach interacts with the tannins in wood, and although it is sometimes used to remove stains in raw wood, it still causes some damage at the cellular level and would need to be neutralized.
Yes! First step is understanding that the main cause of squeaky floors is movement. There are typically three (3) reasons movement occurs in your floor.
- Seasonal Movement - Floors expand and shrink with season change due to a lack of or too much humidity. This expanding and shrinking loosens flooring boards and will cause squeaks between flooring boards or within the fastener and subfloor.
- Subfloor Issues - Subfloor issues are common culprits of squeaky floor and should be addressed before new flooring is installed. Here are some common subfloor issues:
- Out of level subfloor
- Spacing between the subfloor and joists
- Subfloor seams off center with joists
- Improper subfloor material.

When this happens it is important to work with experts to fix the buckling. We take the steps to ensure that your hardwood planks are replaced and integrated back into your floor.

Yes, you can refinish both engineered and solid hardwood floors. We would need to verfiy the wear layer (wood veneer) on the engineered HWF is thick enough to handle the sanding. Cheap engineered floor, although real wood, may only be one time use.

Onsite finished floors give customers the ability to choose stain color, texture, and finish sheen. Totta Hardwoods helps customers achieve the look they want by providing a custom wood floor and stair solution to match the customer's overall home design. Custom sample boards can be created to help finalize your design decision.
